what is done under a Service Agreement

Technician air  filter replacement for furnace, AC, air conditioner, heat pump, electric air handler

Air Conditioner / Heat Pump

•Check refrigerant levels and test for leaks 

• Inspect and clean outdoor coil to maximize efficiency 

• Clean evaporator coil to improve airflow and cooling (for additional charge)

• Inspect fan motor and lubricate as needed  

• Inspect electrical connections condition and tightness 

• Clear and clean condensate drain line to prevent clogs 

• Inspect compressor for signs of wear 

• Verify system cycling for efficient operation 


Heat Pump:

• Inspect reversing valve for proper function

• Test defrost cycle to ensure efficient winter performance  

Gas Furnace / Electric Air Handler

• Check air filter and replace if dirty for additional charge

• Clean & test electric air cleaners for additional charge

• Inspect blower motor and lubricate if needed 

• Clean blower assembly to improve airflow if needed

• Inspect and tighten electrical connections


Gas Furnace:

• Inspect heat exchanger for cracks or damage 

• Check burners for proper ignition and cleanliness 

• Test and clean pilot light/ignition system 

• Check gas pressure and adjust if necessary 

• Inspect flue pipe for blockages or damage 

• Test safety controls (e.g., limit switch, flame sensor) 


Electric Air Handler:

• Inspect and test heating elements for proper function 

• Examine electrical wiring and connections for signs of wear 

• Test sequencers to ensure proper heating cycles  

General System Checks

• Check system airflow for proper circulation 

• Test thermostat programming to optimize energy use 

• Lubricate moving parts to reduce wear and noise as needed

• Tighten all electrical connections to prevent shorts or overheating

• Check safety sensors and controls for proper operation 

• Test full system cycle for optimal performance 

• Measure amp draw on motors and compressors 

• Check ductwork for leaks, blockages, and proper sealing  

Bypass Humidifiers (Not Included In Standard Service Agreements)

• Inspect and replace water panel (Check for mineral buildup and replace annually for consistent humidification)

• Clean tray, orifice, and water line (Clear any clogs in the distribution tray, water line, and orifice for proper water flow)

• Check damper and ducting (Ensure damper opens/closes correctly and ducting is clear of blockages)

• Test humidity control: Confirm humidistat accuracy and adjust if needed.

Steam Humidifiers (Not Included In Standard Service Agreements)

• Inspect steam canister and electrodes (Check for mineral buildup, replacing canister and electrodes as necessary for efficient steam output) - Replacement parts for additional charge.

• Examine water inlet and drain systems (Clear any blockages in the inlet valve and drain line to maintain water flow)

• Check hoses, connections, and electrical condition (Inspect for leaks, wear, or wiring issues for safe, reliable operation) 

• Verify control settings and flush if needed (Ensure humidistat accuracy, flush system for mineral removal)

• Test humidity control (Confirm humidistat accuracy and adjust if needed)

Energy Recovery Ventilators (Not Included In Standard Service Agreements)

• Clean air filters and energy core (Replace or clean filters and energy exchange core to improve air quality and efficiency) 

• Inspect drains, vents, and dampers (Check for clogs in drains and vents, and ensure dampers operate smoothly)

• Verify airflow balance and fan operation (Adjust airflow for balanced ventilation and clean fan blades to optimize performance) 

• Check insulation and test system (Confirm insulation is intact and run full system test to ensure optimal operation)
